Abstract

ABSTRACT Jakarta, as Indonesia’s capital city, remains a business hub, with TB Simatupang in South Jakarta emerging as a major business center outside the Central Business District (CBD). Infrastructure growth, such as the MRT and toll roads, has driven high office demand, with an occupancy rate of 77.4% in Q1 2024. This design aims to create a comfortable and healthy workspace through biophilic architecture, integrating natural elements into the building. The approach includes optimizing natural light, cross ventilation, natural materials, organic forms, and green spaces with water features. The design applies five biophilic principles: dynamic & diffuse light, visual connection with nature, biomorphic forms & patterns, material connection, and presence of water. The concept is expected to enhance comfort, productivity, and user health, while supporting sustainable development. Keywords: Rental Office, Rasuna Said, Sustainable Architecture, Tropical Climate, Energy Efficiency. ABSTRAK Jakarta, khususnya kawasan strategis Jl. HR Rasuna Said di "Segitiga Emas", menjadi lokasi pengembangan gedung kantor sewa oleh PT Intiland Development Tbk yang dirancang untuk memenuhi kebutuhan ekspansi perusahaan multinasional serta investor. Mengusung visi properti ramah lingkungan yang responsif terhadap iklim tropis Jakarta, proyek ini menerapkan pendekatan arsitektur berkelanjutan melalui integrasi strategi pasif pada selubung bangunan untuk mereduksi panas dan strategi aktif berbasis teknologi hemat energi. Dengan fokus pada efisiensi energi dan kenyamanan termal, gedung ini diproyeksikan tidak hanya sebagai ruang usaha yang strategis dan representatif, tetapi juga sebagai solusi arsitektur yang memberikan dampak positif jangka panjang bagi keberlanjutan lingkungan di kawasan pusat bisnis Jakarta.
